OVERVIEW

 

Main State Ventures was a large-scale redevelopment portfolio located along Main and State streets in the heart of Downtown Bridgeport. Acquired through a partnership between Forstone Capital and Spinnaker Real Estate Partners, the portfolio originally included nine properties spanning approximately 4.8 acres and more than 255,000 square feet across nearly two downtown blocks.

The properties occupy a highly visible location near McLevy Green and Bridgeport’s central business district. The portfolio is within walking distance of the Bridgeport Transportation Center, providing Metro-North, Amtrak and regional bus service, while Interstate 95 and the Route 8 and Route 25 connector offer convenient access throughout Fairfield and New Haven counties.

Forstone’s redevelopment strategy introduced a mix of office, residential, dining and entertainment uses that helped reactivate several previously underutilized downtown buildings. Portions of the portfolio were transformed to include 32 apartments, restaurant space and the Stress Factory comedy club, creating additional activity along Main Street and around McLevy Square.

The portfolio also included the approximately 100,000-square-foot office building at 855 Main Street, where improvements were completed to the lobby, common areas, parking garage, mechanical systems and energy-efficient windows. Together, these investments preserved prominent downtown properties while creating modern spaces for businesses, residents and entertainment operators.
